The Best New Listings in the DC Area

by Mark Wellborn

This week’s best new listings include a two-bedroom Federal cottage in Capitol Hill, a one-bedroom co-op at 16th and U Streets and a three-bedroom cottage in Del Ray a block from “the Avenue.”

Two-Bedroom Federal Cottage in Capitol Hill

image

508 4th Street SE (see map here)

  • Price: $569,000
  • Bedrooms: Two
  • Bathrooms: 1.5
  • Square Footage: 1,400
  • Price per SF: $406
  • Year Built: 1880

This very charming Federal-frame cottage may only have two bedrooms, but its various nooks and crannies and location a few blocks from Eastern Market make it a very attractive property. Built in the late 19th century, the home still has the original heart pine floors and a number of antique fixtures. In addition to two spacious bedrooms, a cozy living room and a modest kitchen, the home has a sun room, a rear patio and a den/office on the second floor. For the full listing, click here.

Bright One-Bedroom Co-op at 16th and U

1915 16th Street NW, #501 (see map here)

  • Price: $345,000
  • Bedrooms: One
  • Bathrooms: One
  • Square Footage: 708
  • Price per SF: $487

For a young buyer that wants a good-priced one-bedroom unit in a popular part of town, this co-op at 16th and U Streets may fit the bill. At just over 700 square feet, it is not exactly large, but the bedroom and living room are certainly spacious enough for one, maybe two people. The kitchen and bathroom are new, and the unit has a number of windows to let in natural light. When you are looking at the monthly fees, keep in mind that they include property taxes. Three-Bedroom Cottage in Del Ray a Block From “the Avenue”

29 East Howell Avenue, Alexandria, VA (see map here)

  • Price: $609,900
  • Bedrooms: Three
  • Bathrooms: One
  • Year Built: 1936

If you are getting the feeling from this feature over the last few weeks that UrbanTurf likes the cottages of Del Ray, well, you are right. A couple days ago, a three-bedroom bungalow in the Alexandria neighborhood hit the market, and we feel shamelessly compelled to feature it. Aside from the exterior, the home stands out with a great front porch, hardwood floors throughout, a renovated top floor and a finished basement, and a huge backyard. What are your thoughts on the building at 1915 16th Street?  Does a mid-range coop building like that one tend to hold its value?

  1. Sheila said at 8:47 am on Wednesday September 30, 2009:

I would say that the co-op will almost certainly hold its value. The only issue with buying co-ops these days is the new tax that goes into effect tomorrow.
