Testing the Waters: How Much For a U Street Corridor Studio?

An UrbanTurf reader who wants to rent his studio apartment just north of the U Street Corridor recently wrote in asking if our readers could help him price it appropriately. Below are all the pertinent details, so give him some price recommendations in the comments section.

* Address: 1414 Belmont Street NW (map)
* Location: Three blocks north of 14th and U Street NW. The U Street Metro, YES Organic Market, Starbucks and the many shops, restaurants and boutiques of U Street are within a few blocks.
* Bedrooms: 0
* Bathrooms: 1
* Square Footage: 470
* Year Built: 2008
* Unit/Building Features: Floor to ceiling windows, granite and stainless steel kitchen appliances, hardwood floors, common courtyard.
* Parking: No, but available for rent in building garage.
* Utilities: Water is included and electricity is $40 a month, on average.

    $1,500-1,600, but honestly given the rental market in this city right now, the sky is the limit!

    I would also say $1,600/month, but you could always post it at $1,700-$1,750 and see if you get any bites. Good luck!

    The building is brand new, but the owner doesn’t list any building amenities (is there a roof deck, gym, 24-hour manned desk, etc?). All of those things would maybe justify $1600. Without those, it seems like a small, square studio (there are better ways to lay out an efficiency). AND, there are slightly older (and some way older) 1 bedroom apts in that area for $1450-1750. And you are located about as far north as some people are willing to live on 14th (until after Target). I think for this studio you should ask $1400. That being said, there are also really stupid people that move to this city who are afraid of all the “blacks” in the neighborhood due North…so you might get a young white girl with parents money to pay over $1600 for this studio. Either way, good luck.

    So, new, and pretty close to the nexus of two of DC’s three major cultural corridors: I’d go for the high end of everyone’s scale: more like $1800. In that price range you’ll get visiting scholars and officials, a great group to rent to - you just have to advertise in the right place. My studio, not too far away, rented for 2100 to three different renters for a year each about five years ago. Today it would go for at least $2500 - but there’s a bit more space - just a comparable for consideration.

    Screw that.  1500-1600 is low.  If you are right by the metro and going out stuff on U street, you can get more than 1600 for your place.  I’m renting out a junior one bedroom for 1675 (500 sq ft) in Dupont, a block from Whole Foods.

    I live right on 15 and Mass Ave, and I pay $1565 a month. That includes everything. Hardwood floors, upgraded bath and kitchen area, very similar to this. I have 2 metro stops less than 2 blocks away, and a Whole Foods less than 2 blocks away. Seems like between 15 and 1600 is the right price.

    My initial reaction is $1,750.  I’m guessing the guy who is renting for $1,500 a month on 15th and Mass is in a much older building.  Post Mass certainly doesn’t rent studios for $1500.

    A class A 500 sq ft studio should go for $1,600-$1,750.  The old buildings are between $1,400-$1,600.

    There doesn’t seem to be any shortage of renters in this market.

    This layout seems so strange to me, with the kitchen not being separated at all, not even by a bar, from the rest of the living room. I’ve been in a lot of studios and haven’t seen one like this.

    As for the price, I think you would have absolutely no trouble renting for $1,600, but as others have said, you may be a little too far north on 14th to get away with charging much more than that.
