DC’s Shaw neighborhood has seen tremendous change over the last ten years, and Bates Street at the center of the area will see more than $140 million in development in the next two years, according to the Bates Area Civic Association. Bates Street is also the location of a newly renovated Victorian row house -- 118 Bates St NW (map) -- now on the market for $599,000.
The five-bedroom, 2.5-bath corner house has been modernized with chic aesthetic updates and a systems overhaul. As part of the renovation, the house received a new tank-less water heater and a dual-fuel HVAC system, and was wired with CAT5 cabling and surround sound in the living room. New windows and doors were also installed and both levels feature wide-plank Brazilian cherry hardwood floors.
The property’s eat-in kitchen has been refigured to suit the casual chef, with a Wolf gas range and a self-drying granite counter top that drains to the sink. Among the two-year development plans for Bates Street are a $112 million renovation of Dunbar High School, a $25-$30 million renovation of former public school M.M. Washington (which will become a 90+ unit senior housing property and a 15,000-square-foot community space) and a $2.5 million facelift for the area’s local parks and recreation. Shaw’s famed Howard Theater will also be renovated and is set to reopen in April 2012, while the long-awaited City Market at O Street will be one of 14 projects nationwide to be fast-tracked for renovation by The White House.
