LivingSocial, Townhouses: More Development News From Around Shaw

The proposed Valor Development condo project was not the only residential development news on the docket at last night’s ANC 2C meeting. Here are some updates on other upcoming projects:
- Douglas Development’s Paul Millstein updated the committee on the firm’s Mount Vernon Square project, which is bounded by 6th, 7th, K and L Streets NW. They are almost finished with a full historic renovation of the Acme Stove building at New York Avenue and 7th Street, just northeast of Mount Vernon Square (map) where LivingSocial and 300 of their employees will take occupancy this March.
- Capital City Real Estate presented plans for two small-scale residential projects. At 910-912 S Street NW, they hope to turn what was once a playground and is currently a vacant lot into two three-story townhomes, each with two condo units and two parking spaces. The brick facades are designed to match the neighboring row houses and the developers are hoping to get approval from the Historic Preservation Review Board; the committee voted to send a letter of support.
- Capital City also updated the committee on their project at 751 P Street NW, which they hope to start later this month. They plan to build six townhomes with two two-level condos in each. Each unit would have two bedrooms and 2.5 baths and underground parking available in a nearby building. Construction is estimated to take about six months.

...just hope that the two unit condos mentioned are actually more than two units. Two unit condo associations are a bad idea. No way to have a majority on issues when the parties don’t agree. Hopefully you mean, for example, that 910-912 S Street is a 4 unit condominium, constructed to look like two separate townhouses.
