Plans Filed For 80-Unit Residences at City Market in Shaw

Roadside Development and Dantes Partners were awarded development rights for the 13,306 square-foot city-owned parcel at 1336 8th Street NW (map) over two years ago. Now, the team behind what will be known as the Residences at City Market has filed a planned-unit development for the site with the Zoning Commission.
Plans call for a LEED Gold-certified, 98 foot-tall building with 80 residential units, 1,240 square feet for the Church of the Immaculate Conception and 6,740 square feet of other uses, including potential space for a restaurant with sidewalk seating. Six of the residential units will be included in townhouses along 8th Street.

Excluding the townhouses, 30 percent of the housing will be earmarked as affordable; half for households earning up to 50 percent of area median income (AMI) and the other half for households earning up to 80 percent AMI.
Residents will be able to access twenty spaces of underground parking via an alley west of the site; the City Market at O will allow residents to buy into their amenity package and will also set aside 25 parking spaces in their garage for churchmembers’ use.
The Historic Preservation Review Board unanimously approved the concept this past June, relegating further oversight to the Historic Preservation Office. Shalom Baranes Associates is the architect of the design.
