Eight Apartments, Retail Planned For Historic Dupont Circle Buildings

Valor Development has filed plans with the Board of Zoning Adjustment (BZA) to transform two Dupont Circle buildings into a five-story mixed-use development.
The existing buildings at 2147 and 2149 P Street NW (map) are historic, and the proposal would preserve the façade and sides of the existing three-story structure, while also constructing an addition to create eight residential units, along with 2,723 square feet of retail at street level. The fourth and fifth levels will be set back 20 feet from the building’s facade. Marrakech, a Moroccan restaurant, is currently located on the ground floor of 2147 P Street NW.
Valor has been in discussions with the Historic Preservation Office and would like the BZA to grant exceptions for the required lot occupancy and rear yard. The way that the site is configured would make it difficult to meet those zoning stipulations without a variance.
