Good values lie quietly within Old Town’s southeast quadrant

Old Town Alexandria’s southeast quadrant captivates. Its shady blocks stretch south from commercial King Street and east from South Washington Street and feature townhouses, occasional single-family urban homesteads, and condominiums that are punctuated by ample open spaces of 19th century church yards and parks. A fire station, two grocery stores, and the magnificent Windmill Hill Park, with the a great river view are among its amenities, not to mention a huge array of coffee shops, restaurants, and bakeries. This desirable district is pedestrian friendly with high walk-to scores and at 12 noon on a weekday, the district is astonishingly quiet, as there is very little cut-through automobile traffic due to its Potomac River to the east, and Jones Point Park to the south.

South Lee Street is among the southeast quadrant’s most picturesque street.

Its situation and array of historic dwellings make this quadrant ideal for those seeking a pedestrian lifestyle, with several nationally acclaimed restaurants are less than a 5 minutes walk). It is also one of the most expensive neighborhoods in the City of Alexandria. The two most expensive homes sales last year in the City both lie in the southeast quadrant. (415 Prince and 207 S. Fairfax both sold for slightly over 2.8 million). But occasionally opportunities arise to locate a dwelling that falls below the average sale price in the 22314 zip code, which has hovers near the 600K mark the past two years.

Currently, two below average sales price listings are on the books in the historic quadrant. The first, 605 S. Fairfax Street, is an 1830 home with two bedrooms one bathroom and a little over 1,200 SF. It sits on one of Alexandria’s oldest streets with the Potomac River just three blocks east and is listed at $595,000 by McEnearney Associate’s Gordon Wood

“This is actually not the least expensive block in the southeast quadrant,” said Wood, who himself purchased his first house on the 400 block of Gibbon Street nearby, and has since bought, renovated, and sold numerous houses in the district. “This is a perfect place to live,” noted Wood, who noted that he has sold houses to families who moved down the Mount Vernon Parkway for a more suburban life as their children grew up, and then returned to the southeast quadrant nearly 20 years later.

A few blocks further from the river, at 601 South Wilkes Street, Long and Foster is listing a 3 bedroom, 2 bath condominium for sale at Tanner House for $532,000 with two parking spaces. Sized at 1200 SF, it is directly next to Firehook Bakery, and one block from the Little Theater of Old Town, so fresh bread and live entertainment are both within close reach. The home also features a large enclosed balcony.

Wood added, “Even clients who have rented here for a year or two, and then moved away, say that among their fondest memories in life have been living here.”
