It appears that the office-to-residential conversions are continuing in the DC region.

Last week, the Prince George’s County Planning Board voted to approve the conversion of an aging office building near Prince George’s Plaza into over 300 residential units.

Bernstein Companies applied earlier this year to retrofit the building, labeled Metro II, to deliver 311 rental apartments — 219 one-bedrooms, 90 two-bedrooms and 2 three-bedrooms. While the building will retain the same historic exterior, the interior renovations will now include amenities like a library, gym, club room, bike storage and a rentable conference room and office spaces. The basement will be converted into a parking garage with 95 vehicular spaces and bike storage for 125 bicycles.

Located at 3700 East West Highway (map), the edifice sits in the middle of the University Town Center, a complex one block from Prince George’s Plaza Metro station that includes a movie theater, residences, restaurants and a new Safeway grocery store.

The 427,000 square-foot, ten-story building was constructed in 1968 and will be completely vacant by the end of the summer.
