New 120-unit Condo at 14th and S Appears Certain

Developer JBG expects to begin construction on a large condo project with ground-floor retail later this year, according to a report by DC Mud. The building will be located on the west side of 14th Street NW between S and Swann Streets, on the site of the former Whitman-Walker Clinic and just a half-block from the new Room & Board furniture store (map). It will house 120 units across seven stories, plus 18,000 square feet of retail and 90 underground parking spaces.

JBG expects the construction to take 20 months, so if they break ground this year as they intend, the new building would deliver sometime around the summer or fall of 2012. It would be a big addition to the neighborhood and contribute considerably to the increasing density and redevelopment of the 14th and U Street Corridor.

If the even-larger Utopia project happens, the neighborhood will be set for a very exciting few years. Utopia would bring an additional 220 residential units and 20,000 square feet of retail to the southwestern corner of 14th and U where the McDonald’s is. However, that project’s future is still “hazy”, according to DC Mud’s latest update.

While many already consider U Street to have arrived, all of this potential activity suggests that the neighborhood is only just getting started.

    Exhilarating to contemplate the positive commercial feedback loop that will come from such a large increase in both residential and retail.

    The strip mall like parts of 14th between S and U will hopefully give way to better purposed development soon.

    90 spaces for 120 units doesn’t seem like enough, but many folks don’t want to fork out the 40k for a spot…until it’s time to sell! increase your mortgage by 50 bucks a month and get the spot.
