“If I Had $1 Million” Listing: Two-Unit Row House in Mount Pleasant

Exterior of 1644 Irving Street NW
If you are an investor with some money to burn, this could be the property for you.
This two-unit row house in Mount Pleasant just hit the market on Thursday. The top unit is a two-level, three-bedroom penthouse unit with a spacious master suite with a walk-in closet and cathedral ceilings, a large kitchen and living area, a laundry room and roof access. The second unit has two bedrooms, two baths, a large living room with bay windows and a large back deck. The property also has parking spaces for two cars, and a large unfinished basement that could be a third unit. We envision the eventual buyer living in one unit and renting out the other. More details and photos below.

Awesome. I would live in the penthouse, rent the lower unit and create a third unit on the basement level.
It’s really nice, but $1.35M seems overpriced to me. I would pay $1.1M tops and the basement would have to be finished.
