How Much to Live in Manhattan’s West Village?
In our weekly departure from DC-related real estate fare, we ask you to give us the price of a one-bedroom floor-through condo in a renovated pre-war townhouse in Manhattan’s West Village.

The property has a private 600 square-foot roof deck, a living room with a gas fireplace, a chef’s kitchen with black granite counters and a wine cooler and a large bedroom with 11-foot ceilings, exposed brick and three huge windows. If you buy this unit, you are also buying the air rights above the building, which would allow you to build up. The interior square footage is about 800, but remember that the roof deck tacks on another 600.
Keep in mind that the West Village is one of Manhattan’s trendiest neighborhoods, and the city’s residential property prices are some of the most expensive in the country. In short, think higher rather than lower with your guesses. The true price will be revealed next week.

$980,000 to $1.1 million.
$1.09 million, but only because of its location, obviously.

Based on the location, staging effort, and quality of those finishes, im gonna also say 1.1 mil.
Not that I think it should have a huge effect on the price, but I have to say I think that bathroom is hideous. And I wouldn’t like having just a shower and no tub.
I think these guesses are low. I’d say north of 1.5.

a regular 1 bedroom goes for like a million. this is in the west village and you the roofdeck and the right to build and space is very limited on the island. I’m going to say somewhere between 2.0-2.2 million.
Location, location, location—$1.3 million
Are you all kidding? I would say 3 million, minimum. I would expect double that—say six million, and would not be surprised at higher. That is a rare find in Manhattan, much less the village. It is a whole house, and gorgeous and there is room to expand. Condos are one million and up. How could you possibly consider you can get that for less than a million. I would be shocked !

Oh please Cathy… $6 million would make this the most expensive one br in the country…
at $1000+ per interior square footage (some prices are $1300psf), probably 1/2 that amount for the exterior space and the air rights, I think possibly $1.475million take a few grand or so.
I agree… I would say around $1.5M..
Seeing that it’s 800 square feet, I’d guess a minimum of $1,000 per foot, but add more for the deck, the location and condition. Remember that we don’t know it’s fair market value, only its asking price. I’ll estimate $1,250,000. Beautiful place.
