Redevelopment plans are on tap for one of the most recognizable gas stations in DC.

UrbanTurf has learned that Marx Realty, the management arm of New York-based Merchant’s National Properties, Inc., will seek conceptual approval from the Historic Preservation Review Board to relocate the landmark Embassy Gulf Service Station at 2200 P Street NW (map) in order to build a nine-story, 34-unit residential building with approximately 3,000 square feet of retail.

The limestone neoclassical automotive service station was constructed in 1936 and is both on the National Register of Historic Places and is a contributing structure to the Dupont Circle Historic District. The planned project will go before the Commission of Fine Arts tomorrow.

The one-story service station would be restored and transformed into a 1,972 square-foot retail space, while a nine-story mixed-use building would be appended to the historic structure. Underground storage tanks at the site would be remediated and two stories of below-grade parking would be built.

Architect Shalom Baranes has proffered three options for the design concept, all of which would shift the service station toward the edge of the site to make way for the mixed-use addition. Option A would have a total of 3,450 square feet of retail, while Option B and C would have 2,964 or 3,008 square feet of retail, respectively.
