Friday’s “If I Had $1 Million” Listing

Ah, the price you pay for new construction in Dupont Circle. This week’s “If I Had $1 Million” listing is a top-floor unit in The Dumbarton on 22nd Street overlooking Rock Creek Park. The property has a huge communal roof deck, a large living area, and three (yes, three) parking spaces. The unit also has two very large bedrooms and a sun room. Even with all the amenities (the building also has a gym and 24-hour desk) and the nicely appointed space, the price per square foot ($785) is evidence of how much it can cost to live in a new building in this section of DC. More details and photos below.
- Address: 1414 22nd Street NW, Unit 45 (see map here)
- Price: $1.389 Million
- Bedrooms: Two
- Bathrooms: 2.5
- Square Footage: 1,770
- Price per SF: $785

Love the roof deck, but think you can get more bang for your buck in Dupont.
Nearly $1.4 million for a 2BR condo is a little insane, even if it’s Dupont Circle. It’s not that big, and the interior’s nothing special - I’ve seen condos at a third the price that had more wow factor. Good luck to the developers, they’ll need it to find chums willing to pay $785/sq foot.
For this price, you have your pick of over a dozen 2-4 bedroom, renovated rowhouses in Georgetown. Or you could have bought (I’m not sure if there are units still available) a 2-3 bedroom at the Wormley which had much nicer finishes. I really question how these listings are chosen and featured. You truly have to be an idiot to buy some of these.
Georgetowner, I think these listings are chosen to let you know what $1 million of $1.5 million buys you in certain DC neighborhoods. Perhaps you have an agenda…all the listings you mention are in Gtown.
ah you’re right. The listing was never represented as a “best deal” as I thought it was…
That said, I still think that the headline for this should be: “Friday’s “If I Had $1 Million and I’m an Idiot” Listing.
And you’re right.. I absolutely have an agenda. I am the emperor of Georgetown, and every person I can convince to buy here instead of elsewhere means another person I can tax.
