$1.395 Million: Five-Bedroom Home Becomes Most Expensive to Be Listed in Petworth

Like most DC neighborhoods, home prices in Petworth have been on the rise for years, but a recently-listed house is attempting to set an ambitious new price point for the neighborhood north of Columbia Heights.

A 4,275 square-foot, five-bedroom home about three blocks north of the Petworth Metro station (map) just hit the market for $1.395 million, making it the most expensive single-family home to be listed in Petworth by a margin of about $300,000. In 2014, another five-bedroom home just north of the station hit the market for $1.095 million, and ultimately sold for $949,000.

The home at 816 Taylor Street NW sold back in 2008 for $215,000 and then underwent a massive renovation. In 2009 and 2011, the home was listed in the mid-$800,000s, but didn’t find a buyer.

For what it’s worth, the price for the home is in line with neighborhood prices if you look at it from a price-per-square-foot perspective. At the list price, the home is selling for $326 a square foot.

We will monitor action on the listing and provide an update if it finds a new owner.

    This price is insanely high.  Feel free to disagree but I think we have finally met the limits of gentrification.  The price is borderline unethical when it comes to the neighborhood.  Did they price it like this for the publicity of “Most Expensive”?  Not the kind of publicity Petworth needs.

    Unethical on whose say so?  And who are you to determine what anyone should pay in any given neighborhood? 
    Now that would be questionable ethics.

    As the listing agent for 816 Taylor, I can tell you that pricing this home was difficult.  With no recent sales of a home this size in Petworth. we priced according to price per square foot which, at 4,275 sq. ft., comes to just $326/sq. ft!. Compare that to this 5 BR, 1,376 sq. ft. home in Petworth, just 2 blocks away, that sold for $780,000 or $566/sq. ft.! http://tour.homevisit.com/tour/index.asp?id=91746. Very rarely do you find a refurbished home that is not a “quick flip”… cookie-cutter by developers looking to appeal to the masses! The stone/tile work was done by a master craftsman and, while it may not suite everyone’s tastes, it was designed by and for the long-time owner and is a one-of-a-kind masterpiece. Despite its small kitchen and limited cupboard space, it would appeal to those who can appreciate the era of when this home was built- try finding a renovated DC home that still has the kitchen/service stairs in tact! Not everyone entertains in the kitchen as there are those who prefer a more formal entertaining style without exposing their guests to the cooking/clean-up mess!
