Express Homebuyers Still Flipping

About a month ago, we linked to a story that the City Paper’s Ruth Samuelson wrote about about Express Homebuyers, a company that buys, renovates and flips homes in the DC area. With this company’s increasing presence in the DC real estate market, we knew that it wouldn’t be long before we heard its name again.

Friend of UrbanTurf Jen Angotti recently had a post on her blog about a house that she sold in early April that was now being renovated by Express Homebuyers. The Illinois Avenue property sold to the company for $150K, well below the asking price, but the client was in a bind and needed to sell.

Angotti recently passed by the listing and saw that the company is completely renovating it. The kicker is that it will be back on the market in June for $374,955, more than double what it went for just a month ago.

Perhaps these renovations are indeed worth the money, but at least one of our readers would likely disagree. In a comment to our original post, the individual took the company to task saying that they forgot to wire her unit for cable, failed to connect the gas stoves to the city gas lines, the electricity didn’t work and the walls were “paper thin.”

Has anyone had a similar (or perhaps a completely different) experience with Express Homebuyers? If so, let us know in the comments section.

    We generally don’t respond to blog postings but this one and Concrete Jungle caught our eye. We responded to the posting you cite here: blog.expresshomebuyers.com, and welcome anyone to read it and our other postings.

    It’s unfortunate you choose to rally opinions about what we do leveraged off a negative experience; we would prefer to focus on the many very positive outcomes we have witnessed as a result of our work as well.

    I don’t think this site is trying to “rally opinions…leveraged off a negative experience.” Rather, I think that there hasn’t been much positive to say about the homes and the way they are rehabbed. I am looking for a home where the work is done for me, but I don’t want to come into something where I am going to have to re-do a lot of things.

    I agree. They are absolutely terrible and cut every corner possible. This rehab is supposed to be completely new, but the windows are so drafty that I couldn’t even get my home to stay warm all winter!

    Express are flippers at their worst. They buy properties cheap, perform minimal—if any–repair, and try to sell the property as quickly as they can.

    Homebuyers Express for years touted they were not Realtors. Essentially badmouthing real estate agents in an off hand way. In fact the owner, Brad Chandler (Lawrence Bradford Chandler III) has been a licensed Virginia real estate agent since June, 2006 and is currently with Keller Williams Realty. Virginia regulations state that any advertising done by a real estate agent must include the name & address of the agents broker. Their website does not seem to include that info on the splash intro page as required and in fact states “No real estate agents will be taking a percentage of the sale of your home”. This really looks like someone talking out of both sides of his neck.

    If you search the records you can find lots of instances where E. H. bought homes and then resold them within a month with profits of around $100,000. Is this because they are so talented or because they take advantage of people in bad situations for their own gain? It appears the positive outcomes must be to their own bank account balances. I suppose you could say they are really helping, because they get financially distressed people out of a jam. But if they really wanted to do some good they should partner with those homeowners and let them share in the profits.

    Agreed, I’ve only heard negative things about this company.  Their “renovations” as they call them are complete jokes.

    I only wish we’d found this—and done more research in general—prior to closing on our home flipped by EH. We have had nothing but one problem after another with the house we bought. It’s cost us thousands extra just over the last few months, money we didn’t have after the downpayment and moving expenses, and I fear what may lie ahead.

    They are the absolute worst and should be out of business. They are a sham operation and have no qualms screwing over their customers. Express Homebuyers should be ashamed of themselves. I really don’t know how these people sleep at night.

    I agree with the other comments.  The home that I purchased from EHB has been nothing but one headache after another.  When I had only been in the home for one month, the built in microwave stopped working.  I tried contacting them for assistance since it was supposed to be fairly new.  Nothing.  I had to purchase a new microwave.  The pipes in the upstairs bathroom started to leak causing wall damage to a downstairs bedroom.  The front steps cracked as I had found due to too much water added to the concrete.  I also found out after an energy audit was completed that there was not enough insulation used in most portions of the house causing my home to lose the heating/cooling, increasing my electric bills.  I agree with the last post.  I am struggling to fix some of the problems caused by shoddy work and dread what could come up next.  Rethink any home being sold by EHB.

    If the sellers price their home at reasonable price, they would not have to sell it to Express folks AND they will get a better deal from regular buyers in the market. Problem is Sellers price it so high that they end up getting NO offer and eventually sell it to Express folks for way below list price.. People need to be smarter than this..

    I know this article is old but found it doing diligence on Express Home Buyers and made me look for alternatives.  There is a place for quick sales and owners sometimes have circumstances that requires them to sell their DC home quickly.  Its often about timing and effort vs price when using these providers.  I found Federal Home Buyers and thought they were the best of the bunch IMHO.  http://www.federalhomebuyers.com

    The last comment about Federal Home Buyers made me lol. That guy must work for them. Any home has some problems, even new ones. A rehabbed 1900 home is not as good as a brand new one, just saying. and I don’t work for either of these guys.
