Dupont Circle Foreclosure Has a Fancy New Look

UrbanTurf’s favorite Dupont Circle foreclosure is back on the market after undergoing a six-month renovation.

Down to five bedrooms from the original nine, the 5,600 square-foot house is now scrubbed up and fancy. The so-called “Georgetown-style renovation” includes the addition of an elevator, a fully integrated surround sound system, chef’s kitchen and rooftop terrace. The asking price is $3,490,000, which includes three parking spaces.

UrbanTurf has been intrigued by this home (foreclosures in Dupont Circle are, needless to say, uncommon) since it hit the market as a bank-owned property back in March for $1.4 million. The four-level house needed major interior and exterior work, including a total kitchen and bathroom overhaul, but garnered a ton of interest and was under contract within two days of being listed for just under the asking price.

In May, UrbanTurf got wind of details regarding the planned renovation; at the time, the buyer had dreams of turning the building, which is zoned for 4-5 separately metered units, into a super high-end home with a steam room and cigar bar. Neither of those amenities are in the new property, but it is now outfitted with a sauna, gym, bar area and large entertainment room.

   R Street between 17th and Mass seems to be the most expensive and desirable street in Dupont. Two 2.5 millionish houses went under contract in the last few months, now this offering. I love this neighborhood: walk to anything you want or hop onto the metro to get to anything else!

   I walk by this place almost every week and had been closely watching the renovation.  The interiors look pretty fancy, but the structural work done on the exterior (stabilizing and repointing cracked walls, installing new windows) appeared to have been done pretty cheaply.

   If I were considering buying this property I’d be prepared for major post-reno costs in a few years.

   Outstanding redo.  I am a DC builder myself, and was curious to know how this was coming along.  Walked the property with my wife.  We loved it.  The windows alone must cost as much as a rowhouse in Baltimore.  Easily the best property in the area. Lots of attention to detail, finishes are excellent.

   I been in Kalorama area for over three years now and saw this house change overnight. One of the best exterior presence I saw with large front area with great driveway parking I envied since I don’t personally have parking in the city… I was fortunate enough to take a quick tour and the house is great for entertaining as well as great master suit with one of the best master bath I would love to live in! Anyway, we appreciate this change as it made our neighborhood that much better.
