    Not much of a bargain here folks.  First, what kind of renovation doesn’t include hardwood floors?  Second, and more importantly, the proposed 2011 tax value for this house is approx. $332K, or about $68K under the list price.

    It is fairly common for the tax assessment to be lower than the sales price, would you want to be paying more taxes than the actual sale of the property?  As property values begin to slowly increase taxes will certainly catch up.

    You should be more concerned about how the home performs rather than if hardwood floors are throughout!

    Agree with Mike. Do not base a home’s value on the tax assessment. As any homeowner knows, those assessments can be very misleading.

    I think this house is a great deal. Renovated houses in this area usually sell for at least $450K and sometimes over $500K. The lower price probably takes into account some things people might want to change (carpet, for me - the chain link fence and the landscaping). It’s a great deal - usually for that price there would be a lot more to update. I also really like that it has a bay front, which is a little unusual for Petworth.
