Deal of the Week: New Two-Bedroom Construction in Logan Circle

by Mark Wellborn

image

This week’s Deal of the Week is a two-bedroom condo in a new four-unit townhouse in Logan Circle. The 961 square-foot unit is the last remaining condo as two of the three have already sold (for well above their listing price) and the last unit is under contract.

Although it is on a lower floor, this unit still gets a good amount of natural light and has the most square footage of the four condos. In addition to a fairly spacious living room and kitchen area, the condo has a rear outdoor patio. Other features include 9-foot ceilings, bamboo floors, custom shelving and a built-in sound system. In addition to being the lowest-priced and largest of the four units, this condo also has a very low fee ($144/month).

More details and photos below. For the full listing, click here.

  • Address: 1821 15th Street NW, #1 (map)
  • Price: $475,000
  • Bedrooms: Two
  • Bathrooms: Two
  • Square Footage: 961

Here are some monthly payment calculations based on a 20 percent down payment and a 30-year fixed rate mortgage at 4.6 percent.

  • Loan Amount: $380,000
  • Principal and Interest: $1,948
  • Property Taxes: Approx. $350/month
  • Condo Fees: $144/month
  • Total Monthly Payments: $2,442

The original house had a fire and was torn down.  This construction is NOT a renovation, but new construction, from the ground up.  The original house was reputed to be a church but neighbors had the taxes reinstated becasue of fraud by the owner.  He later set the house on fire.  I will not comment on his sanity as I did not know the man personally.

My boyfriend and I went to the open house this weekend, as we live on the block.  We were surprised that the molding, bathtub, doors, and general finish were cheaply done.  Disappointed.

We are committed to building a high quality product with finishes such as solid core doors, honed marble countertops, Bosch stainless steel appliances, eco friendly bamboo floors, sold wood cabinetry and many other well above average materials.  We are excited to be working on many other projects throughout DC and welcome comments and suggestions that are helpful and allow us to continue building a high quality product.
