This week’s Deal of the Week is a two-bedroom plus den condo at The Cityline at Tenley (see map here). For someone that appreciates sleek design, wants to be near the Metro, but not close to the hustle and bustle of downtown, this unit may work for you. It has floor-to-ceiling windows and a large open living area, and while the bedrooms aren’t huge, they do have walk-in closets. The building has a fitness center and free Wi-fi in the lobby, and the unit comes with an underground parking spot. The condo was purchased in 2006 for $675,000, and its price has now been reduced a number of times since it was put on the market at $624,800 in February.

  • Price: $580,000
  • Beds: Two
  • Baths: Two
  • Square Footage: 1,260
  • Price per SF: $460
  • Condo Fees: $745/month
  • For the full listing, click here.

Here are some monthly payment calculations based on a 15 percent down payment and a 30-year fixed rate mortgage at 4.84%.

  • Loan Amount: $493,000
  • Principal and Interest: $2,604
  • Taxes and Fees: $1,158
  • Est. Mortgage Insurance: $100
  • Total Monthly Payments: $3,862

For $3900/mo I could have my pick of any two bedroom in this city to rent. Sorry but it still just isnt worth it in my opinion…

Even though the price has come down, it is new construction and it is in a neighborhood I like, I still think the price needs to come down another $25K.

I can’t believe prices in tenleytown are anywhere near the “deal” of 460 sq/ft. You can pick up a condo in any section of the city for that price. Tenleytown is definately not worth anywhere near that (and I graduated from AU)

Actually, that is a low price per SF in the area. The norm is over $500. I have been looking in AU Park/Tenleytown for awhile now.

Deal??  $580K and $745/month condo fees?

You must be smoking on a peace pipe. That little kitchen, Are you serious? In this day and with our economy, if anyone spend that type of money on a condo, they are crazy. Paying $250,000 for a condo is pushing it. I can see it for a detachable home with some land.

If any of you actually lived in this area, you would know that this is a low price for new construction in Tenleytown. Get informed before making a comment.

WOW, 580K and 745/month for 1260sqf…....thats a deal?  I think someone should re-run some numbers here.  Just because the current owner got screwed doesn’t mean the next owner should….this one will be on the market for a long time at the current price….best of luck!  Looks nice and it is a GREAT area!!
