In this week’s edition of Best New Listings, we look at renovated three-bedroom in Trinidad, a Columbia Heights one-bedroom for the Metro-riding buyer, and a four-bedroom Victorian for fans of Eastern Market.

Trinidad has become a popular place in DC for those looking to scoop up a relatively inexpensive row house in need of work, give it a complete makeover, and then put it back on the market. Such is the case with this three-bedroom on the eastern side of Gallaudet, which now features a main level with a living room, leading into a dining room and kitchen and then a small sun room at the rear of the house. The basement has been finished, and there is a back deck and a deep, fenced-in backyard, in addition to a parking space.

But for public-transit oriented buyers, the 620 square-foot listing has a number of things going for it, including a bright living room, bamboo floors, an in-unit washer/dryer, two walk-in closets and access to a communal roof deck.

This four-bedroom Capitol Hill Victorian is meant for DC home buyers that spend their weekends strolling through Eastern Market. Three of the bedrooms are in the main section of the house, which still has many of the home’s original features from when it was built in the early 20th century; there is also a one-bedroom in-law suite on the lower level. The walk from the property’s front door to the flea market at Eastern Market takes less than 60 seconds, depending on your gait. Unfortunately, no parking space comes with the home.

    The Trinidad property looks very nice, especially the huge backyard, but I would proceed cautiously—was sold for $260,000 in mid March. If it’s back on the market 3 months later at only 100K more, the flipper can’t have put much money into it.

    I went to the Trinidad open house and it was really nice. Good size closets, nice bathrooms, etc… It was solid and finished well. The only thing I would worry about would be the stuff you cant see like electrical and plumbing, but that is what the inspector is for.

    Yea, I’d be cautious buying any flip like that. Especially from that Realtor - Paul Sliwka. I know he works with some questionable builders. I was unlucky enough to buy one from him and it ended up taking about 2 years of arguing with the condo board and builder to get our condo up to code. That was a bad combination of shady Realtor, shady builder, and stupid condo board. I won’t ever buy a condo again because of it, but realize that’s not feasible for many people. At least with a row house you can do the required work yourself if it comes to that.

    Sorry, it’s 90K more than the transaction in March, not 100K—I could be wrong, but I wouldn’t expect anything other than cosmetic changes to this flip for that kind of change in price.

    Could be a good deal, but as another commenter said that’s what the inspector is for. For this kind of house I would get a very good, very thorough inspection.

    No comment on quality of renovation or the parties involved - but the Trinidad house was puchased in March for $115,000 not $260,000.

    If the builder of the 1145 Oates St NE is Roger Leventer of Jefferson Builders I would be very very cautious. The finishes are very nice I’m sure, but what’s underneath is even more important. My history with Roger is that he hides problems and doesn’t stand behind his work. Many house/condo flippers will cover up problems and only spend money on things the potential buyer can see (IE a nice fridge over proper waterproofing or structural issues). There are probably more good builders out there than bad (I hope) so it’s just a word of caution. Home inspectors and city inspectors can’t see everything and some problems surface months or a year down the road when the builder may not be around to stand behind his work. As for the Trinidad house I will bet $1000 to Mr. Sliwka that Mike Holmes would find a laundry list of problems and have it featured in Holmes on Holmes if it was renovated by Jefferson Builders.

    Roger Leventer is extremely racist and runs his businesses very poorly.  He is a slumlord.  I am not sure about the structure of the buildings, but if he is managing the building BEWARE!

    I was the superintendent for numerous Jefferson Builders/ Paul Sliwka renovations. Any and all problems we found during renovstion were fixed, end of story. Quality was always a top priority. I take exception to anyone questioning our integrity as builders.

    Perhaps you tried to be good builders, but the project I bought into was a disaster. Honestly it still sickens me to this day how awful your company was to deal with to fix a problem that should have been fixed before any interior work was completed. You tried to glaze over a problem to save money and when it came time that everyone knew it was a problem you still sidestepped and tried to push mediocre fixes before doing the right (and expensive) solution. In the end it was fixed, but not after almost 2 years of arguments, lawyer visits by me, and out of control Board meetings. Also at fault was the Board in the building, but mostly because Roger was also a Board member and the rest of the Board followed his lead. Pretty sure I remember you, Mark, but hopefully you weren’t the superintendent of my old building.
