Best New Listings: The Numbered Streets Edition

by Mark Wellborn

In this week’s special edition of Best New Listings, we look at new homes on numbered streets in the District, including a studio on 6th Street near Eastern Market and a fully renovated three-bedroom row house on 7th Street in Petworth.

A Studio on 6th Street Near Eastern Market

image

Not many buyers are in the market for a studio, but this unit about two blocks from Eastern Market in Capitol Hill is a pretty good option for those who are. It has a split-level design, 10-foot ceilings, a Queen bed with a Tempurpedic mattress that is included in the list price, a walk-in closet and an in-unit washer/dryer. The unit is on the top floor of this two-level development, meaning that it gets a lot of natural light. For the full listing, click here.

Fully Renovated Petworth Three-Bedroom on 7th Street

It seems like a freshly renovated row house goes on the market weekly in Petworth, and this property fills this week’s quota. The three-bedroom home now has a wide open main level with separate living, dining and kitchen areas. Two of the three bedrooms are quite large and have private rear decks. The basement has been finished and there is a small backyard as well as a closed-in driveway that has room for two cars. For the full listing, click here.

$251 for a condo fee on the Eastern Market unit seems high for the area, and especially a studio.

Really, $251 seems high? For a building that includes some utilities and has that common garden space to maintain, I don’t know as I think it’s all that surprising a HOA fee.

I don’t think the condo fee for the studio seems out of line but the price at $681/sq ft seems really steep.

I bought my jr 1-br in SW on the same block as the metro for $238k and my condo fees are $247/mo.  For a studio, that seems very expensive!

  1. Fabe said at 9:41 pm on Tuesday July 27, 2010:

his fees are 4$ more than yours. How can you say it’s very high? I’d pay 4$ more to be in SE instead of SW.
