This week’s Best New Listings include a renovated three-bedroom in Petworth, a two-bedroom condo off Columbia Road in Columbia Heights and a studio in Dupont Circle for about $200,000.

4620 New Hampshire Avenue NW (map)

  • Price: $439,900
  • Bedrooms: Three
  • Bathrooms: 3.5
  • Year Built: 1926

Well-priced renovated houses like this three-bedroom seem to be a staple in Petworth these days. Aside from the original wood floors, off-street parking spaces and large back deck, the home has a very open living room, new kitchen and sun room on the main level, and a large master bedroom with high ceilings and a perfect home office on the second floor. • Bathrooms: Two
  • Square Footage: 1,449
  • Price per SF: $427

This 1,450 square-foot condo in Columbia Heights offers more than just a convenient location. (It is just a five-minute walk to the Columbia Heights Metro.) The unit has two large bedrooms, a living room and a den area, a granite kitchen with stainless steel appliances as well as an in-unit washer/dryer and a parking space, a must in this popular DC neighborhood. The unit also has eleven windows and a balcony, which fills it with natural light. For the full listing, click here.

  • Price: $210,000

This Dupont Circle studio unit is certainly not for everyone, but if you prize location over space it could be a good fit. The building also has a rooftop deck, on-site laundry and storage area. For the full listing, click here.

Petworth is such a gem and a bargain. Where else in the city can you easily find a renovated 3-4 BR townhouse, likely with a big yard, less than a half-mile from the metro for under 500K? A fixer-upper in the 2’s? The housing stock is great and at the same time there are very few ugly high-rise apartment buildings.

While closer-in neighborhoods like Shaw and Bloomingdale and even some H Street area houses continue to fetch higher prices, I couldn’t say why. Crime is certainly no worse in Petworth, and amenities are generally better, especially easy walking distance to Columbia Heights. It’s also extremely convenient for getting out of the city by car, being close to North Capitol street, New Hampshire/Sherman Avenue, and Rock Creek Parkway.

I think Petworth suffered more than other neighborhoods from the housing crisis and consequent rash of foreclosures. But this means great deals at the low end of the market for now.
