Best New Listings: Adams Morgan, Columbia Heights, Chevy Chase

by Mark Wellborn

This week’s Best New Listings include a large two-bedroom unit in Adams Morgan, a new high-end three-bedroom condo in Columbia Heights and a four-bedroom colonial on a quiet cul-de-sac in Chevy Chase.

Large Two-Bedroom Unit On Adams Morgan Side Street

1831 California Street NW, #32 (map)

  • Price: $499,000
  • Bedrooms: Two
  • Bathrooms: One
  • Square Footage: 1,107
  • Year Built: 1905

This Adams Morgan two-bedroom caught our eye because of its size (over 1,100 square feet) versus its price ($499,000) making for a pretty good price per square foot in this neighborhood. The unit has a bright living room and dining area and a totally renovated kitchen and granite bathroom. Like most downtown units that we have featured recently, the only downside we see to this condo is the lack of a parking space. For the full listing, click here.

High-End New Three-Bedroom Condo in Columbia Heights

2719 13th Street NW, #1 (map)

  • Price: $799,000
  • Bedrooms: Three
  • Bathrooms: Three
  • Square Footage: 2,300

Two years in the making, this new three-bedroom condo in Columbia Heights comes courtesy of Brook Rose Development, a firm that has been involved in a number of home restoration projects in the District. The 2,300 square-foot duplex has a huge main floor that includes a gourmet kitchen with a large island and a sunny family room in back. The master bedroom is also quite spacious with two closets and a large master bath. The unit has a private off-street entrance and a parking space. For the full listing, click here.

Four-Bedroom Colonial on Quiet Cul-de-Sac in Chevy Chase

3032 Oliver Street NW (map)

  • Price: $799,000
  • Bedrooms: Three
  • Bathrooms: Three
  • Square Footage: 2,300

By Chevy Chase standards, this is a pretty good deal for a four-bedroom, even if the kitchen and a few of the rooms need some improvements. Located off Utah Avenue on a quiet side street, the property is filled with some great rooms including a third floor that has been turned into a large home office. Outside, the home has a large backyard with a patio and rear deck, and a driveway that can fit up to four cars. For the full listing, click here.

Good picks this week. The Columbia Heights place is particularly drool inducing…

Columbia Heights has a sub-terranian bedroom level.  At that price, the only way I sleep in a basement is if there’s a lifetime supply of well-aged wine in the bargain.

    Great picks!

Note, the price is actually $899,900 for the columbia heights duplex that is completely above ground. The lower priced duplex has all the bedrooms in the basement—$799 way too much for that. Also, the view out your rear window not so attractive. On the plus side, absolutely beautiful renovation—still over priced given negatives.

These prices are insane. If I really have to pay this much to live in DC I’m picking up and moving to a serious town that actually deserves these prices.

p.s. i love dc but give me a break!
